The Avanti in Merrillville available for $9.5M

The Avanti, a 50,784-square-foot building in the AmeriPlex at the Crossroads business park in Merrillville, is for sale for $9.5 million.

Holladay Construction Group began building building it in September 2023 and completed the building in May 2024, according to Holladay Properties.

The property was fully leased just a little over a year after it was completed. Tenants include Snyder's-Lance Inc., a subsidiary of The Campbell's Co. AutoMAK and Innovated Manufacturing have headquarters in building.

“The Avanti represents a rare opportunity to acquire a newly constructed, fully leased industrial asset in one of the Midwest's strongest-performing logistics markets,” said Jason St. John, managing partner at Greenstone Partners, in a press release. “Demand for modern shallow-bay industrial space continues to outpace supply in Northwest Indiana, driven by exceptional transportation infrastructure, lower operating costs, and continued business investment.”

The building includes four 20-foot dock doors, four drive-in doors, and suites for distribution, warehouse and light manufacturing industrial.

“The Avanti combines many of the characteristics investors are prioritizing today—a newly constructed facility, diversified tenancy, and a strategic location within a high-growth industrial corridor,” added St. John. “Opportunities to acquire stabilized Class A assets of this size remain limited, making this a compelling offering for long-term investors.”

Chicago-based Greenstone Partners, founded in 2013, advises private investors, specializing in commercial real estate and other services.
